Attorney review recommended. These terms have been drafted to reflect the product as built. JeLe Ventures LLC recommends that subscribing boards and CAMs have their retained counsel review these terms before relying on them for compliance purposes.

1. Operating entity

CDDStream is a product of JeLe Ventures LLC, a Florida limited-liability company. References to “CDDStream,” “we,” “us,” or “our” in these Terms mean JeLe Ventures LLC. References to “you” or “your” mean the individual or entity accessing or using the Service.

2. Acceptance of Terms

By creating an account, subscribing to a plan, or using CDDStreamin any way, you agree to be bound by these Terms of Service and our Privacy Policy. If you are accepting on behalf of a community development district, management company, or other organization, you represent that you have authority to bind that organization. If you do not agree to these Terms, do not use the Service.

3. Service description

CDDStream is an AI-powered research surface for Florida Community Development District public records. The Service searches Florida Statutes (including Chapters 190, 189, 286, 218, 197, 170, 119, and 112) and your district’s public documents (budgets, meeting minutes, agendas, rules, and audit reports) to return AI-generated answers grounded in cited source text.

  • CDDStream is not a law firm. The Service does not provide legal advice, does not create an attorney-client relationship, and is not a substitute for a licensed Florida attorney.
  • Information only. Every output is an AI-generated answer accompanied by a citation. The Service does not provide legal conclusions, certify compliance, or recommend action. Any compliance or reporting features are informational checks that should be independently verified.
  • AI-generated output. Responses are generated by an AI system. While every answer is grounded in cited source text, AI systems can make mistakes. Verify every cited passage against the canonical source before acting on it.
  • Refusal by design. When the question falls outside the indexed corpus, calls for legal interpretation, or applies rules to a specific person or property, the Service refuses rather than guessing. Refusals are a feature, not a limitation.

4. Access

CDDStream provides access to public records of Florida Community Development Districts. CDD records are public documents maintained under Florida Statutes Chapters 119 and 286. Access does not require residency verification.

5. Subscriptions and payment

CDDStream offers free and paid subscription tiers. The freeresident tier does not require payment. Paid tiers (District, Portfolio) are billed monthly at the rate displayed at the time of subscription.

  • Founding rates. Customers who subscribe during the founding window receive a reduced monthly rate that is grandfathered for as long as the subscription remains active and in good standing. Standard rates apply to new subscribers after the founding window closes.
  • 14-day trial. The Board tier includes a 14-day free trial. No credit card is required to start the trial. If you do not add a payment method before the trial ends, your account archives automatically with no charge.
  • Cancellation. You may cancel your subscription at any time with one click from your billing page. Cancellation takes effect immediately; you retain access through the end of your current paid period. No refunds are issued for partial periods. We honor the FTC click-to-cancel standard: canceling is as easy as subscribing.
  • Price changes. We may change subscription prices with 30 days’ written notice (email to the address on file). Founding-rate subscribers are not subject to price increases while their subscription remains active.

6. Your responsibilities

  • Verify before acting. Every response shows the source quote and citation. You are responsible for verifying that quote against your district's official records or the current enrolled bill text on flsenate.gov before acting on any output. If an output contradicts your retained attorney, the attorney’s guidance controls.
  • Accurate information. You agree to provide accurate information when creating an account and to keep your account information current.
  • Account security. You are responsible for all activity under your account. Notify us immediately at support@cddstream.com if you become aware of unauthorized use.

7. Prohibited uses

You may not use CDDStream to:

  • Draft pleadings, demand letters, or other legal filings.
  • Profile or classify individual residents for enforcement prioritization.
  • Present AI-generated output in court or quasi-judicial proceedings as if it were drafted by a Florida-licensed attorney.
  • Reverse-engineer, scrape, or systematically extract the underlying data or models.
  • Use the Service in any way that violates applicable law, including the unauthorized practice of law under Florida Statute 454.23.

8. Intellectual property

Florida Statutes are public law and not subject to copyright. Your uploaded governing documents remain your property.CDDStream’s software, interface, blog content, and original written materials are the property of JeLe Ventures LLC and are protected by applicable intellectual property laws. These Terms do not grant you any right to use the 'CDDStream' name, logo, or trademarks.

9. Your data

  • Governing documents. Documents you upload are stored in a tenant-isolated database. They are not shared with other communities and are not used to train AI models.
  • Questions and answers. Your questions and the Service’s responses are logged for audit purposes (citation verification, quality review). Logs are keyed to your community and are not accessible to other tenants.
  • Deletion. Upon cancellation, you may request deletion of your uploaded documents and question-answer logs by emailing support@cddstream.com. We will confirm deletion within 30 days.
  • Privacy. Our collection and use of personal information is described in the Privacy Policy, which is incorporated into these Terms by reference.

10. Disclaimers

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT.

Without limiting the foregoing: CDDStream does not warrant that (a) the Service will be uninterrupted or error-free; (b) cited passages will always match the most current enrolled bill text; (c) the AI system will not produce inaccurate, incomplete, or misleading output; or (d) the Service is suitable for any particular legal, compliance, or governance purpose. You assume full responsibility for verifying all output before acting on it.

11. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, JELE VENTURES LLC’S TOTAL LIABILITY UNDER THESE TERMS, WHETHER IN CONTRACT, TORT (INCLUDING NEGLIGENCE), STRICT LIABILITY, OR OTHERWISE, SHALL NOT EXCEED THE GREATER OF (A) THE FEES YOU PAID TO JELE VENTURES LLC IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM, OR (B) ONE HUNDRED UNITED STATES DOLLARS (US$100).

IN NO EVENT SHALL JELE VENTURES LLC BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, PUNITIVE, OR EXEMPLARY DAMAGES, INCLUDING BUT NOT LIMITED TO DAMAGES FOR LOSS OF PROFITS, GOODWILL, DATA, OR OTHER INTANGIBLE LOSSES, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

12. Indemnification

To the extent permitted by applicable law, you agree to hold harmless JeLe Ventures LLC, its officers, directors, and agents from claims arising out of your reliance on any output without independent verification. Nothing in these Terms waives or limits any sovereign immunity available to a governmental entity under Florida Statute 768.28 or other applicable law.

13. Dispute resolution

Governing law. These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles.

Venue. Any dispute arising out of or relating to these Terms or the Service shall be brought exclusively in the state or federal courts located in Hillsborough County, Florida.

14. Suspension and Termination

You may stop using the Service and cancel your subscription at any time. JeLe Ventures LLC may suspend or terminate your access if you violate these Terms, if continued access would create legal risk for JeLe Ventures LLC, or if required by law. We may also suspend access temporarily to protect the security, integrity, or availability of the Service (for example, during a security incident or abnormal usage pattern).JeLe Ventures LLC may terminate any subscription for convenience with 30 days’ written notice and a prorated refund of prepaid fees. Upon termination, your right to use the Service ends immediately. Sections that by their nature should survive termination (including Disclaimers, Limitation of Liability, Indemnification, and Dispute Resolution) will survive.

15. Acceptable use and fair use

You may not attempt to disrupt, overload, probe, or circumvent rate limits of the Service. Automated access (scripts, bots, or scrapers) is prohibited without prior written consent.JeLe Ventures LLC reserves the right to throttle or suspend access that exceeds normal usage patterns, as determined in our reasonable discretion.

16. Service changes

The Service is evolving. JeLe Ventures LLC may modify, suspend, or discontinue any feature or the Service itself at any time. For paying subscribers, we will provide 30 days’ notice of material changes. The Service is provided as an evolving product and should not be relied upon as a permanent or unchanging resource.

17. Changes to these Terms

We may update these Terms from time to time. Material changes will be posted on this page with a revised “last updated” date and, for paying subscribers, communicated via email at least 30 days before taking effect. Continued use of the Service after the effective date constitutes acceptance of the revised Terms. If you do not agree to the revised Terms, cancel your subscription before the effective date.

18. Severability

If any provision of these Terms is held invalid or unenforceable, that provision will be enforced to the maximum extent permissible and the remaining provisions will remain in full force and effect.

19. Entire agreement

These Terms, together with the Privacy Policy, constitute the entire agreement between you and JeLe Ventures LLC regarding the Service and supersede all prior agreements, understandings, and communications, whether written or oral.
